Quick Flips - Each individual group works together to research the market and find homes for sale that typically need plenty of fixing,  
repairs, remodeling, and/or redecorating.  This is a very enjoyable and exciting area of investing where the partners can agree for each to put in an equal amount of 'sweat equity' in making the repairs, cleaning, and etc., for the purpose of increasing and appreciating the total value of the property, for a quick re-sale.  The group can also simply manage and farm out the work to hired temporary laborers, handymen, and craftsmen of all kinds (especially to do the really nasty, filthy, and disgusting work (grin). =)  With that said, yours truly [Jon] has personally worked in every aspect of construction, repairs, and remodeling even in positions as construction foreman and supervisor.  So, please take all funny comments with a grain of salt!  The same hands that are composing this paragraph have also slaved in very laborious work positions from the bottom of the labor pool/work-force.  Likewise, it's just that much better to appreciate the true value of a dollar, before speculating on the values of tens of thousands and more.  Likewise with investments, there is nothing like having a strong sense and appreciation for value.
Investing in Rental Properties - The group will collectively own rental properties such as: Apartments, Duplexes, Condos, Trailer Parks, and others.  The group will collectively receive profits for all rents.
Time-Shares - The group will collectively own, may use, and shall rent Time-Shared properties.  The group can vote on which properties they would like to use as their own personal time-share, and may change them around indefintely (take them on and off the market for sale).

Who is in charge of holding meetings, advertising the properties, or in dealing with real estate brokers?
The voted Group Manager will be responsible in a variety of tasks in keeping the group organized.  The Group Manager may also request assistance from any and all group members, whom must make a diligent effort to assist and help.
What cities and/or states can participate in these groups?
All cities and states have their own individual groups.  Members can also choose to join a group outside of their area (for the more traveled/adventurous types).

The partners work together as a team, to research and evaluate good real estate investment candidates, using any and every combined piece of knowledge and/or experience shared between the partnership, to determine the best strategies, offers, terms, options, and management of the properties.  It is a great idea to study various books/courses out there to have a great deal of knowledge and hence, practical options available to us in real estate investment acquisitions.  Once again, teamwork is a great thing since one person could lend an idea that the other could have missed - Jon S. Are the current rules, structures, and/or policies of the 'Club' standard?  Can they be changed and/or adjusted/modified/amended?

Yes.  The groups may invest in a broad range of diversified investments as long as it's done legally/collectively.
A:
Absolutely!  That is what makes a partnership a partnership.  The "Club" is an ongoing entity that could take on many changes and have many dynamic members, whether they are as small as two-person groups or more.  Only the partners in each group can answer that question.  The partners can decide to try out certain things and then make as many adjustments along the way collectively, as they see fit.  One individual group may have a completely different approach than that of a another.  Hence the smaller groups, are best suited for matching dynamic investors' interests.
